Buying a rental vacation home where summer is moderate

Places near ski resorts would make a lot of sense. For example there are condos / townhouses north of Montreal near mountains where there is great golf, hiking and canoeing and stuff in the summer.....and then you can rent it out to losers who ski in the winter. 

 

I know you aren't looking for Canada, but probably places in the northeast or northwest US that would fit the bill. 

 

I'd look for places near ski resorts. Always easy to rent out or timeshare if you don't want to be there in the winter

Have studied this as well and always determined that we like variety too much to commit to vacationing in the same place. The obvious difference being I’m not retired and not really close, so time away is scheduled, short, and infrequent. I was able to talk the missus out of really wanting a place near the beach when I laid out all of the carrying costs….the unit that makes cash flow during your ownership is VERY rare, especially with steady increases in insurance costs. 
 

On the OP question, I’d be looking in Park City and vicinity. Great weather, overwhelming choice of things to do, ease of access, and different price points than Jackson, Bozeman, etc.

Park City was one of the places where we got close to a purchase. There was lots of risk at the time, as PCMR was on the verge of bankruptcy, so I backed away. And then Vail came in and bought PCMR and Canyons and combined the 2. Woulda shoulda coulda…… We still ski there every year - phenomenal place. We’ve never spent any time there in the summer, though, but there’s lots of golf all around.

 

Our other close call was Telluride during the pandemic. Had a shot at a unique condo where owner had purchased 3 contiguous hotel rooms and converted the middle room to a living area and kitchen. After the renovation, condo owners on the top floor complained because the top floor was where all the multi-room condos were. HOA subsequently passed a rule disallowing any future condo conversions below the top floor. $36k annual HOA fees combined with the uncertainty of the pandemic scared us off. Probably could have doubled the price within 2 years…. But that would have required selling. Expenses during ownership would have been significant.

I'm considering doing something similar in the Northwest Florida area, specifically around Destin. There are plenty of condos available and some good golf courses too. Does anyone have experience in that area?

Our family owns a condo at Tops'l, across the street from Sandestin. There are pluses and minuses of course but overall Destin beaches have nice white sand and I would say the golf courses are decent. Kelly Plantation, Regatta and Emerald bay are all fairly good with Kelly being in consistently the best condition. The Sandestin courses are all over the place, condition-wise and have been on a steady downtrend in my opinion. Seascape is a disgrace and probably closing. Windswept Dunes is great but 30 minutes away. Rocky Bayou is trending up.

Long-time former ATL resident here. We vacationed on the Panhandle all the time….lovely area, and I’m not much of a beach guy. 
 

Quiet: Appalachicola / Port St. Joe / Cape San Blas

Used to be a little redneck but not any more: Panama City / PCB

ATL South: Destin, Seaside, Rosemary Beach

 

The golf recommendations above are accurate. Kelly is pretty good. I got on Sharks Tooth a couple of times, really enjoyed that, membership is difficult. I miss Hombre in PCB, never recovered from a 2018 hurricane.

I’ve been considering the Sandestin area as well. It seems like condo prices have dropped, at least compared to two years ago. I really enjoy the Grand Boulevard area, it has almost everything I need (except a good cigar lounge).

Many areas in northern Florida still have a rural vibe, often referred to as the 'Redneck Riviera' for a reason, haha. My focus is primarily on the Sandestin area, as it has a more upscale feel compared to the surrounding places near Destin. I'm not much of a beach person, but I do enjoy watching the sunset and smoking a cigar by the shore.

I love the whole Riviera, especially now that the spring break college crowd isn’t a factor any more. Anywhere from Panacea to Dauphin Island is all right with me….making me hungry for oysters!
